Guaranteed Close Checklist

DO NOT SEND ORIGINALS – SCAN COPIES AND SEND THEM ELECTRONICALLY. THIS KEEPS A COPY IF ANYTHING GET’S LOST – YOU DON’T HAVE TO ROUND THEM UP TO COPY AGAIN

  • Provide a clear scanned copy of your Social Security card.  If you do not have this, please provide copy of your Passport or other State issued ID.

  • Provide clear scanned copy of your Driver’s License. If you are a permanent resident, please provide copy of your permanent resident card, front and back.

  • Two most recent, consecutive, FULL MONTHLY statements of all your current asset accounts (Checking, Savings, 401k, IRA, Stocks, Bonds, etc.) Please be sure to include ALL PAGES, EVEN IF BLANK or appear to contain no financial information, showing name and account number.  If statements are front and back, please flip them over and copy both sides. .  If Statements are Quarterly, please provide most recent Quarterly Statement, all pages.  Please do not send online banking printouts of current balances or summaries as they will not be accepted by the Lender.  Only full monthly statements, all pages will be accepted.

  • Letter of explanation of any deposit over $300 dollars that is not an automatic paystub deposit.

  • Paper trail of any money transfers with supporting documentation.

  • Most recent Pay Stubs covering a FULL ONE MONTH PERIOD for all borrowers (if applicable).

  • Provide awards letter for social security income, disability, or VA.

  • Provide W2’s for 2011 AND 2012.

  • Provide Federal Tax Returns for 2011 and 2012, all pages of all schedules.  If you have not completed your 2012 Taxes, please provide 20010 W2 and Federal Taxes, all pages AND a copy of the 2012 extension.

  • If Self Employed, please provide two most recent years Business Licenses and any and all corporate returns with all schedules including K-1s for all businesses.

  • Copy of Final Divorce Decree including all pages, signatures and any child support orders if not included decree, if applicable.

  • If you currently own any property OR hold mortgage-Including Equity Lines of Credit, ALL OF THE FOLLOWING must be provided for ALL properties owned:  Current Mortgage Statements (if applicable), Homeowners Insurance Declarations Page, current Tax Bill. If there is an HOA, please provide amount of HOA monthly dues.

  • If currently renting, contact information for landlord for verification of rental payments

  • Homeowners Insurance agent contact information

  • Fully executed purchase contract signed by all parties and all addendums

  • Copy of your cancelled earnest money deposit check with supporting documentation of the source of fundsSigned disclosure application packet - all pages

  • Notice of intent to proceed and credit card authorization form for appraisal signed.

  • Survey – we can order a new one for $400 if you don’t have one

  • Refinancing - we need a copy of the HUD from the last time you closed on the current home and sometimes we need to have a copy of the NOTE
