CONTRACT OF EXPECTATIONS

As your Realtor I will:

Return your calls, keep you informed by e-mail or text either the same day or next business day, cc you on all informational e-mail’s & schedule our time via calendar

What I need from you is:

To respect my time, my family, vendors, all of my clients & my business – by gathering all of your questions, concerns or thoughts together into one call – e-mail or text per day.

This will allow me the ability to focus completely on each client throughout the day. My days are scheduled weeks in advance with showings, inspections, closings, negotiations, vendor contact and conflict resolution. Rather than feel frustrated you cannot get me on the phone or a return e-mail within an hour – know you are a priority and you will receive a response either same day or next business day.

As your Realtor I will:

Provide you a list of vendors my clients have chosen as #1 in the Buy/Sell process of real estate.

What I need from you is:

The understanding these names are of vendors my clients have used in the past, who have provided excellent service and have given them the benefit of the “Devers Discount”. At no time do the vendors work for me – get paid by me or take direction from me. The use of these vendors is strictly your decision and not mandatory in any way. When information is needed, required or requested from these vendors the responsibility is on the Buyer to provide that information, as the vendors do not provide any information directly to the Real Estate Agent.

As your Realtor I will:
Find the home of your choosing, within your budget, with the specifics you request – research – negotiate and provide the best possible representation to obtain the property for you.

What I need from you is:

A commitment to only review options that meet your specific requested detail of location, price, amenities, style, design and school.

Looking at homes can be fun and exciting however it is also time consuming and expensive. Working with multiple clients – is a must for any true Real Estate Professional – giving each client the same dedication and commitment goes without saying. In order to provide a superior level of service to all my clients and maintain a family life, we need to only schedule showings on properties that meet your criteria to purchase from all external resources. If the neighborhood isn’t right – it’s a waste of time to look. If it’s 1900 sq ft and you need 2300 sq ft it’s a waste of time to look.

As your Realtor I will:

Negotiate for every last item, work to the bottom dollar, add safety clauses and reimbursements into contract protecting you from additional charges.

What I need from you is:

Once we have an accepted offer; your commitment to STOP looking at homes on HAR, on line, driving through neighborhoods or viewing new build homes. This only confuses the issue, gives you second thoughts and can ultimately lose you the home of your dreams by not being committed to the process.

As your Realtor I will: Provide you the best representation, expertise, experience, negotiation and skill in purchasing your biggest long term investment of your life at NO CHARGE TO YOU.

What I need from you is:

Commitment to listen to & trust my advice as real estate professional. No matter how many homes your co-workers, brother, next door neighbor or boyfriend has purchased in the past:

1.) There are no 2 real estate transactions alike.

2.) Real estate laws, contracts, rules and procedures change constantly – unless you are a real estate professional – they are not up to speed on current process.

3.) Being a seller on one side of the deal doesn’t mean as the buyer on the next deal you will get the same concession – this all depends on negotiation.

4.) Appraisers, lenders, title companies are experts in their side of the field – they do not understand the requirements, negotiations, agreements or specifics on “your deal”.

As your Realtor I will:

Continue to serve you after the sale. I don’t stop working for you when you close; I continue to work with you as long as you need me. With questions on homestead exemption, current market updates, what’s the market in your neighborhood, what vendors to use with updates to your home or needing help getting a warrantee issue taken care of.

What I need from you is:

Commitment to refer your family, friends, co-workers or acquaintances when you hear they are ready to buy or sell a home. My business is 95% referral based and with your help marketing my services and providing new clients this allows me the extra time to continue my service to you after the sale.

As your Realtor I will:

Provide you with the most current & up to date information on my website regarding all aspects of the buy/sell/investment process in Real Estate. 95% of your questions or concerns can be answered by reviewing my site.

Your commitment to refer back to my website for information or specifics on process – procedure – what next steps could be.
